Cancellation and Refund Policy
At Regency Housing LLC, we are committed to providing exceptional service and customer satisfaction. However, we understand that situations may arise that require cancellation. The following cancellation and refund policy applies to all transactions:
Contract Signing Payment
- For real estate transactions, a payment of $2,000 (or 10% in some cases unless negotiated differently) will be required at the time of signing the Sales and Purchase Agreement. This payment is non-refundable, except in cases where the Buyer provides a letter from their lender stating that the Buyer was not approved for the requested loan. In this case, the payment will be refunded. Otherwise, this payment will be credited toward the purchase agreement.
Cancellation by Buyer
- If the Buyer wishes to cancel the purchase, they must provide written notice to Regency Housing LLC at PO Box 74, Swanton, VT 05488, or via email at regencyhousingvt@gmail.com.
- A full refund will be issued if the Buyer cancels within 3 business days from the date of purchase, excluding any non-refundable fees or costs incurred (e.g., site evaluations, planning, or custom orders).
- After 3 business days, cancellations may incur fees based on work already performed or costs incurred, including but not limited to site evaluations, planning, and custom manufacturing.
- Materials ordered for the Buyer are non-refundable if the item is not a “stocked item,” such as custom or special orders. This includes, but is not limited to, doors, windows, siding, trim, and fascia orders, all of which are non-returnable and non-refundable.
Refunds
- Refunds will be processed within 30 days of cancellation, minus any applicable fees for work completed or services rendered prior to cancellation.
- Refunds will not be issued for completed work or services, including site evaluations, permits, or custom manufacturing.
Cancellation by Regency Housing LLC
- Regency Housing LLC reserves the right to cancel a transaction if the Buyer fails to meet their obligations, including payment or site preparation requirements. In such cases, any deposits or payments made may be retained to cover costs incurred prior to cancellation.
Defective Units or Manufacturer Delays
- In the event of defects or delays caused by the manufacturer, the Buyer will need to work directly with the manufacturer for warranty claims. Regency Housing LLC is not responsible for refunds related to manufacturer defects or delays but will assist in facilitating repairs or replacements as required by warranty.
Limitation of Liability
- The maximum liability for refunds or damages will be limited to the lesser of the cost of repairs or the reduction in market value of the unit caused by defects or delays. Once the unit is accepted by the Buyer, returns for refund will not be allowed.
